Best Flooring for Rentals in Jersey City, Newark and the Bronx

October 8, 2026 · 4 min read

Rental housing in Jersey City, Newark, Paterson, Elizabeth and the Bronx is heavy on pre-war walk-ups and two- and three-family homes. Those buildings are hard on floors. Subfloors that have settled for a century, radiators that weep, the tenant upstairs who overflows the tub, and a move-out every year or two.

For a landlord, the floor is not a design choice. It is a line in the turnover budget, and the question is how often you pay it again. Here is how we help property owners and contractors choose.

What a rental floor has to survive

  • Move-outs. Couches dragged across the room, appliances walked out of the kitchen.
  • Water from everywhere. Radiator valves, dishwashers, toilets and the unit above.
  • Pets. Claws, accidents and water bowls.
  • Old subfloors. Dips, humps and layers of past flooring.
  • Time. Every day a unit sits empty for floor work is a day of lost rent.

Why SPC has become the rental standard

Rigid core SPC handles that list better than anything else at its price.

  • Water does not hurt the plank. The stone-polymer core does not swell. After a leak from upstairs, you lift the affected rows, dry the subfloor and put the same planks back. Laminate in the same spot is a tear-out.
  • It can often go over what is already there. Our installation guide allows floating over well-bonded ceramic tile and single-layer, fully adhered resilient floors, as long as the surface is flat. That can save a day of demo. It cannot go over carpet or cushion-backed vinyl, and it should not go over old resilient tile below grade.
  • It forgives older floors. A rigid plank bridges small dips that thin glue-down vinyl would show. The floor still has to be flat within 3/16" over 10 feet, so plan a leveling pass in the worst rooms.
  • It is quieter. Every NextGen SPC plank comes with an attached IXPE pad, which helps with the footfall noise that starts tenant complaints.

22 mil or 32 mil?

The wear layer is the clear top coat that takes the scratches. It decides how long the floor looks rentable.

Unit typeOur pick
Standard apartments, owner-occupied two-familiesMontclair 6.5mm or Harper 6.5mm, 22 mil
High-turnover units, pet-friendly buildings, ground floorsCitadel 8mm, 32 mil
Budget refresh of a dry, low-traffic unitAlpine 5mm, 22 mil

We wrote up the math in detail in why a 32 mil wear layer changes the math for rental properties. The short version: if a unit turns every year or two, the extra wear layer usually pays for itself by skipping one replacement.

A landlord's playbook

  1. Pick one or two colors for the whole portfolio. A mid-tone oak hides dust and scuffs best. One color means any leftover box can repair any unit.
  2. Keep attic stock. Store one or two boxes per building from the same batch. When a section gets damaged, you replace a few planks instead of a room.
  3. Do floors last in the turn. Our installation guide says flooring should be one of the last things installed, after paint and other trades.
  4. Leave the expansion gap. A 1/4" gap at the walls, hidden by the baseboard, keeps the floor from buckling in summer.
  5. Check your building's sound rules. If a condo or co-op board requires a specific sound rating, get the requirement in writing and send it to us before you order.
  6. Order so the material is there on day one. In our Pro Shop, orders placed by 2 PM are delivered in 24 to 48 hours, so you can buy per unit instead of storing pallets.

Rules worth knowing

  • New Jersey flood disclosure. Since March 20, 2024, New Jersey landlords must tell tenants, before a lease is signed or renewed, whether the property is in a FEMA 100- or 500-year flood zone and any past flood damage they know of. For ground-floor and garden units in flood-prone parts of Jersey City, Hoboken and Newark, choose floors that can be cleaned after water. (This is general information, not legal advice.) See our North Jersey basement flooring guide for which ones.
  • Basement units. Any below-grade unit must be legal under local building code before you finish it, in New Jersey and in New York City. Flooring does not make a basement legal or safe.
  • Don't count on the warranty after a leak. Our warranty excludes damage from appliance and plumbing leaks. What SPC gives you is a floor you can lift, dry and reuse.

City notes

  • Jersey City and Hoboken: brownstones and older walk-ups next to new towers. Older buildings often have several layers of past flooring. Check what is underneath before you assume you can float over it.
  • Newark and Elizabeth: two- and three-family homes in neighborhoods like the Ironbound, often with tile kitchens and baths that are good, flat bases to float SPC over.
  • Paterson and Passaic: older housing near the river. Use cleanable floors in garden and basement units.
  • The Bronx: pre-war walk-ups with long hallways and heavy foot traffic. Citadel's 32 mil wear layer earns its keep in halls and kitchens.

Frequently asked questions

What is the best flooring for rental properties?

Rigid core SPC vinyl plank. It is waterproof, resists scratches and dents, floats over many existing floors, and damaged planks can be swapped out from attic stock. Choose a 32 mil wear layer for high-turnover or pet-friendly units and 22 mil for standard apartments.

Is a 32 mil wear layer worth it for a rental?

Usually, if the unit turns over every year or two or allows pets. A thicker wear layer resists the scratches and scuffs that make a floor look worn at move-out, so it often saves at least one replacement over the life of the floor.

Can SPC be installed over existing tile in an apartment?

Often, yes. Our installation guide allows floating SPC over well-bonded ceramic tile and single-layer, fully adhered resilient floors that are flat within 3/16 inch over 10 feet. It cannot go over carpet or cushion-backed vinyl.

What do New Jersey landlords have to disclose about flooding?

Since March 20, 2024, New Jersey landlords must tell tenants, before a lease is signed or renewed, whether the property is in a FEMA flood hazard area and what they know about past flooding. This is general information, not legal advice; check with your attorney for your situation.
